Fences and Property Lines

Fences and Property Lines

Most of this information relates directly to those homeowners who are looking to install a fence but it also is pertinent for those that might just want to know where their property lines/corners are or who owns and is responsible for a big tree or row of bushes.

Since fences are a relatively permanent structure you will want to confirm the location of your property lines and/or property corners prior to investing the time and money to have the fence installed. As land surveyors we do this through researching the local land records, office calculations, and field surveying.

The type of survey we perform for a land owner in these types of situation is called a Boundary Stakeout Survey. This type of survey is defined in the “Standards for Surveys and Maps in the State of Connecticut” as a survey which marks or monuments the physical position of property corners or lines. A surveyor is required by said Standards to provide the homeowner with a sealed letter or sketch indicating what was recovered or set at each property corner. Here at Juliano Associates LLC we go even further for our clients by providing them with a full scale map of their property that could, if desired, be filed on their local land records.
